Are we talking U.S. only or global? I go with 1829 for the Tremont House in Boston — often tagged the first “modern hotel” for private rooms, indoor plumbing, and a bell system — see https://www.britannica.com/topic/Tremont-House. In trainings I use the memory cue “Tremont '29 = modern services” to keep it straight, though I flag that Mivart’s (1812) and NYC’s City Hotel (1794) pop up in some histories as alternatives.
